Upzoning is Coming To Your Neighborhood

The building approved for construction in the inner Richmond
This is an actual building that has been approved (opens in a new tab) for the inner Richmond.

People find it hard to believe that developers will be allowed to build buildings like this in their own residential neighborhoods. Not only can it happen, but it’s already been approved. Recent state laws written by Scott Wiener and signed by Gavin Newsom have stripped all local control. There are no appeals. As long as a building meets minimum requirements, it must be approved by the city.

Below is the new zoning map (opens in a new tab) by Dan Lurie that was approved by the Board of Supervisors last year. All of the lots in yellow, orange, or other colors are automatically approved for increased height limits. There is nothing at all to prevent a wealthy developer from building something completely out of proportion with your neighborhood.

Every building on every block of Clement, Balboa, Fulton, Lincoln, Judah, Noriega, and Taraval is now automatically approved for higher height limits. Many of the worst offenders aren’t even on the map. The proposed 22 story Marina Safeway project is not there. The Ocean Beach Safeway is not there. They qualify under a different set of new rules.
